The Process

Four stages. One defensible number.

Every Plotgleam report follows the same structured pipeline - from data assembly to confidence scoring. No black boxes, no opaque averages.

Property data assembly

Plotgleam pulls assessor records, permit history, MLS data, and aerial imagery for the subject property. Missing or conflicting records are flagged for review rather than silently filled.

Block-level comp selection

Rather than pulling the nearest N sales by radius, Plotgleam scores each candidate comp by street type, block-face, lot orientation, school zone, and micro-market boundaries. Only comps that genuinely price the same location context are selected.

Condition-adjusted pricing

Each selected comp receives a condition adjustment based on permit history, MLS listing notes, days-on-market pattern, and photo scoring. The adjusted comp prices feed the subject property valuation model.

Confidence scoring and report generation

The final confidence score reflects comp availability, condition data quality, and market stability in the subject's micro-market. Reports below 80% confidence are automatically flagged for human review escalation.

How Plotgleam reads comps differently

Comp selection and accuracy analysis visualization

Traditional radius-based AVM comp selection treats every sale within 0.5 miles as equally relevant. Plotgleam scores each potential comp across six location quality dimensions before it enters the model.

Location quality score

Block face, street classification, school zone overlap, micro-market boundary, lot orientation, and zoning alignment. Each comp gets a 0-100 score. Only comps above threshold are used.

This approach eliminates the common AVM failure mode where a sale across a major arterial road - priced 12% lower due to traffic exposure - pulls the subject property's estimate down artificially.
